Crowdfunding, or collective financing, is a modern way of investing in real-estate projects where many small investors jointly fund the development or construction of a property. In Croatia, this concept is still emerging, but thanks to European Union regulation — in particular Regulation (EU) 2020/1503 on European crowdfunding service providers — investments are becoming safer, more transparent and accessible to every citizen of the Republic of Croatia.

Every project is pre-vetted by our internal team and the loan exposure is, as a rule, secured by a first-rank mortgage on the property itself.
Unlike traditional real-estate investing, where a large initial capital is required, through Quenvantor you can take part with a minimum ticket of just EUR 100. That means small and middle-income households, as well as first-time investors, can participate in a market that was until recently reserved almost exclusively for institutional investors and high-net-worth individuals.
Our licence issued by the Croatian Financial Services Supervisory Agency (HANFA) guarantees compliance with all relevant regulations of the Republic of Croatia and the European Union. According to Eurostat data, the Croatian real-estate market has shown steady growth in recent years, which makes crowdlending a reasonable opportunity for a balanced source of passive income.

Getting started is simple: you register on our platform in a few minutes, complete a short identity verification in line with anti-money-laundering rules, and set up your investor profile and risk tolerance.
After registration you gain access to a list of active projects. For every project we publish full transparency: a detailed investment memorandum, an independent risk assessment, the projected return, the maturity, photos and the exact location of the property, as well as information about the company developing the project.
Once you have decided which project to back, you simply choose the amount (from a minimum of EUR 100), confirm the investment and transfer the funds to a secure trust account. Your contribution is kept separately from Quenvantor's own assets until the funding round is completed.
Throughout the life of the project you receive regular progress updates — from obtaining the building permit through construction to the sale of the residential units. Each investor has a personal portfolio dashboard with upcoming payouts, accrued interest and total return at a glance.
On loan maturity, the principal and contracted interest are paid directly to your bank account. The entire process lasts between 12 and 36 months depending on the type of project, while you remain in full control of your investment with access to all relevant documents at all times.
